Georgia’s top court has ruled in favor of Black landowners in Hogg Hummock, restoring their right to challenge a zoning change by referendum. The decision overturns a lower court order that had blocked efforts to repeal an ordinance expanding home size limits in the historically significant Gullah‑Geechee community.

Residents warned that the new rules, which allow much larger homes, would drive up property taxes and alter the neighborhood’s character. While local officials expressed disappointment, they said they respected the court’s ruling.

The move could reshape how decisions affecting this coastal district are decided, giving residents a direct voice in zoning changes that may threaten long‑standing protections.
