On Nov. 9, President Trump appeared to endorse the idea of exploring a 50-year loan option for home mortgages, drawing shared criticism from industry researchers, political leaders and the general public, according to USA Today. Those dissenting included some high-profile MAGA figures like U.S. Rep. Marjorie Taylor Greene, R-Ga.

Federal Housing Finance Agency Director Bill Pulte expressed support for the announcement and confirmed that work was underway to explore a 50-year option.

50-year loans would mean lower monthly payments for homeowners, but that comes with a significantly higher overall price tag in the long term, similar to what the current 30-year loan does to the 15-year option.

Trump’s proposal comes amid a rush of different ideas as politicians in both parties and at different levels of government race to resolve a nationwide housing crisis.

The median age of a first-time U.S. homebuyer climbed to 40 years old in 2025, according to The Independent. That’s an increase of seven years just since 2020, when the typical age of a first-time buyer was 33.
